Our Offer
Before an offer is made, we will thoroughly evaluate the property, regional land values, demographics and other related issues to determine the property’s market value. In most instances, we also complete all due diligence, except title work, prior to making an offer. Because we are a cash buyer with private funds, you can be assured of a guaranteed sale upon acceptance.
Closing
We have participated in hundreds of acquisitions and we realize that each seller has specific needs and desires. We cooperate with sellers interested in achieving tax, income, charitable, or other objectives. We work with our sellers to schedule the closing anywhere from immediately (i.e. 7 days) to extended periods (i.e. 90 days).
Broker/Agent Relationships
While we do not enter into exclusive buyer representation agreements, brokers or agents who find properties previously unknown to Open Lands and suitable for acquisition are protected.
Some agents develop a relationship with us whereby they source properties primarily for Open Lands. We encourage such efforts and will do our best to support them.
For Sale by Owner sellers may also contact us directly. We work with individual sellers regularly and believe them to be our greatest reference.
